The Importance of Chatter in the Borrowers Record

Chatter is the best way to communicate with your internal team. All communication regarding the borrower can be found here. 


We have multiple desk that will work on the file. From the document desk to the closing desk. Each desk will chatter the file when any document is ordered and advise of the turn time to have this document back. 


Once title is ordered the prelim desk details all back and forth communications with title here. 


The appraisal desk will put all updates on the appraisal order in chatter and tag the loan officer so that you receive all notifications regarding this very critical order. All chatters will be responded to.


The processor communicates directly with the loan officer here with any important updates on the file.


When the loan is sent in for pre-underwriting our internal underwriters will let the loan officer know whether the loan has been sent in to investor or if it is not submitted due to DTI or other credit issues. In which case we are looking for your response to confirm our counteroffer to the loan.


It is extremely important that you as the LO are engaged in chatter, and responding to the appropriate party for a smooth process to closing the loan. There should be a habit of checking the chatter on your file daily even if you are not tagged. You will see that the file is still updated with important information from the lender or 3rd parties.
