On the borrowers record you will find a conditions tab. This is where you will find all conditions from the investor to go over with your borrower.
Conditions will be assigned out to the appropriate desk as we have set teams who are responsible for each condition. You will see the appraisal conditions assigned to our appraisal desk for example. They will work on coordinating the appraisal inspection, payment, and obtaining the report. Insurance conditions will be assigned to the insurance desk and so on.
You will see that you as the loan officer will have assigned conditions. The conditions assigned to you are documents that are needed from the borrower. You are responsible for following up with the borrower to get these documents uploaded ASAP.
The processor will create a document request detailing the specific document needed to satisfy the conditions. They will then send out the Things to Do email to the borrower with the LO CC'd so the borrower can get to work. The Things to Do email provides a link for the borrower where they can easily upload the document needed into the correct document category.
